Applying for a New Home

Housing Register

We work closely with the District Council to meet local housing need. We run the Housing Register on behalf of the Council and not only do we offer housing applicants affordable rented housing that we own we can also nominate applicants for re-housing by other housing associations using the Council's ‘nomination rights’.

The first step in applying for a home with us is to complete an Application Form and apply to join the Housing Register which is run by Ribble Valley Homes on behalf of Ribble Valley Borough Council.

Who can apply to Ribble Valley Homes?

General Needs Applicants

Applicants for general needs accommodation must be able to manage a general needs tenancy and be able to demonstrate their ability to pay the rent and other charges due (either via their own income or Housing Benefit). Where there are support needs, a tenancy will not be offered unless the (appropriate officer) is satisfied that an adequate and appropriate support package is in place and will be sustained

Sheltered Needs Applicants

RVH will ensure that any adapted properties or vacancies within the association’s sheltered schemes are offered to the most suitable applicant. Applicants for sheltered accommodation must be aged 55 or over. Any applicant for sheltered accommodation will be assessed for their support needs as well as their housing needs in relation to their application for either category one or category two schemes. This will be done by way of a home visit and an assessment procedure will be followed. Applicants will only be offered sheltered accommodation where it is clear that their support needs can be met by the support that is available at that scheme.

Suspension from Housing Waiting List

RVH will have some restrictions placed on individuals who can join the Housing waiting list, these are covered in the ‘Suspension from Housing Policy’ which describes in detail the policy and procedure for suspending applicants from the register.

However, in summary RVH will refuse applications from: -

Applicants from abroad who are subject to immigration control under the Asylum and Immigration Act 1996.
Applicants who have committed offences within the suspension category:

- Anti-social behaviour
- Racial harassment
- Hate Crimes
- Domestic Violence
- Misrepresentation
- Rent arrears and sundry debts
- Abandonment
- Convictions for arrestable offences
- Violence towards any RVH Officer or Board member
- Assention 8 (eastern European countries)

Applicants who have their application suspended have the right to a review of the decision. Suspensions will be for a maximum of 2 years (except for applicants who are subject to immigration control) and will be regularly reviewed to ensure that the policy is operated fairly and without discrimination. Each case will be considered on an individual basis and on merit
